Company secretary - 99% of the properties we manage are already set up as standard registered companies and for each of these residential blocks we offer a company secretarial service inclusive with our management agreement.

This includes:

  • administering the appointment of new company Directors
  • filing annual returns
  • filing annual accounts (small fee payable to Companies House)
  • keeping up to date records of Officers & Directors
  • maintaining share holder information

Solicitor’s enquiries - we understand the stress and urgency involved in property sales transactions and it is always our aim to provide information to the sellers, buyers and legal representatives as quickly as possible.
These may include:

  • notice of transfer
  • notice of mortgage
  • to supply new share/membership certificate
  • copies of Memorandum and Articles of Association/lease

Your solicitor may also have a number of questions which along with the above our dedicated legal clerk is happy to deal with for an extra charge. (Please contact us directly for the scale of charges).

AGMs & Directors meetings - during the course of a year it will be necessary for your property manager to arrange an annual general meeting, which is an opportunity for all lessees to discuss matters relevant to the management of their block. Unlike some companies we will prepare all of the notices and the agenda for this meeting and our attendance is included as part of the standard agreement, even if the meeting needs to be held out of office hours to make it more suitable for lessees to take part. Our offices have conference room facilities where we will happily accommodate meetings or alternatively our property managers will travel to a location convenient to you.

Compliance - your property manager will conduct a number of site visits over the course of the year to monitor the well being of the development and to ensure compliance with various government regulations and recommended industry standards pertaining to elements, such as:

  • fire protection
  • asbestos and use of safe materials in property
  • health and safety
  • standards of regular contracted workmanship

We are proud that our work with independent surveyors and contractors has enabled us to provide where necessary detailed reports in respect of the above, keeping clients educated and offering them the opportunity to make informed decisions that effect not only the fabric of the building but also the lives of its residents.

Dispute resolution - we believe one of the major reasons we are successful is because of our attitude to offering a personal, approachable and accountable service to our clients. We know that challenging internal issues from noisy neighbors to destruction of property are extremely sensitive matters, and it is by a process of active mediation that we seek to resolve disputes and reinstate your rightful enjoyment of the premises.
