Day to day
We know the importance of quality reactive responses to general maintenance issues and we instruct and monitor all kinds of maintenance every day. Our relationship with gardeners, cleaners, lift engineers, electricians, plumbers and builders is, in our opinion, second to none. When we instruct a trade’s person, we do so in the knowledge that they are suitably qualified and that the work is guaranteed if we are not completely satisfied.

Trades
Over the years we have created a select list of local trusted contractors who we employ based on their reasonable prices and high standards of work. We do not make any money from these contractors; they are employed solely for their skills.

Planned works
Having assessed the maintenance requirements of your property and consulted your lease it will be necessary to plan larger scale works for which your estate manager will respond to in adherence with the Section 20 legislation under the Landlord and Tenant Act 1985 (as amended). We are always happy for you to nominate your own contractors or to choose from a minimum number of three competitive tenders that we will obtain from reputable firms. You are then free to make your own observations in respect of who you would like to award the contract to and we will be on hand to guide you towards the estimated costs most suited to your budget.

On hand
We understand the importance of a hands-on service and our estate managers make themselves available to attend site with contractors to assess and oversee all aspects of maintenance from general repairs to supervising major works. We aim to ensure that proper levels of workmanship are adhered to and our customers are fully satisfied with the service received.

Out of hours
We offer a 24-hour emergency cover facility outside of office hours.

PMP (Planned Maintenance Programme)
In some instances, your estate manager may feel that it would be beneficial for a long-term planned maintenance programme to be created for your property. This will help you to forecast works required over a period of usually 5-10 years. This is often recommended where reserve funds are limited and a considerable number of works are required. The process is completed by an independent surveyor and is offered at an additional cost allowing you to clearly map out work that will be undertaken and allowing you to budget accordingly.
