Day-To-Day

 

We understand the importance of effective responses to general reactive maintenance issues and we instruct and monitor all kinds of maintenance every day. Our relationship with and management of local, independent contractors is, in our opinion, second to none.

Routine Visits

 

Your Estate Manager will carry out quarterly inspections to the property as a minimum to assess its condition. Further visits throughout the year will check works carried out and make sure there are no other issues.

Planned Works

 

It will be necessary to plan larger scale works for which your Estate Manager will manage in accordance with the Section 20 legislation under the Landlord and Tenant Act 1985 (as amended). You can nominate your own contractors or choose from a minimum number of three competitive tenders that we will obtain from reputable firms.

Out of Hours

 

We offer a 24-hour Emergency cover facility outside of office hours.

Dispute Resolution

 

We know that issues from noisy neighbours, dumped rubbish to the destruction of property are extremely sensitive matters. Through the use of mediation we seek to resolve disputes and reinstate your rightful enjoyment of the premises.

Contractors

 

We have built up a preferred and approved list of local trusted contractors who we employ based on their value for money and high standards of work. We do not make any money from these contractors; they are employed solely for their skills.

Compliance

 

Your Estate Manager will ensure compliance with various Government Regulations and recommended industry standards, such as fire protection, asbestos and use of safe materials in property, health and safety and standards of regular contracted workmanship.

Local and In-Person

 

Being locally based allows our Estate Managers to attend sites to assess and oversee all aspects of maintenance from general repairs to supervising major works.

Planned Maintenance Programme PMP

 

For some properties, it may be beneficial to create a long-term planned maintenance programme. This will help you to forecast works required usually over a period of 5-20 years. The process is completed by an independent surveyor and is offered at an additional cost to establish the works required and allowing you to budget accurately.
